The legislation, which came into force on 6th October 2026, applies to most private rented properties and social housing in Scotland.

The Investigation and Commencement of Repair (Scotland) Regulations 2026, commonly referred to as Awaab's Law, came into force on 6th October 2026.
The legislation introduces specific responsibilities and timescales for landlords when damp or mould is reported or otherwise brought to their attention.
Under the legislation, landlords must:
Investigate within 10 working days: Arrange for a competent person to investigate reports of damp or mould within 10 working days of becoming aware of the problem.
Provide a written summary within 3 working days: Supply tenants with a written summary of the investigation findings within 3 working days of the investigation being concluded.
Commence repairs within 5 working days: Where substantial damp or mould is identified, begin necessary remedial works within 5 working days following the conclusion of the investigation.
Complete necessary repairs: Private landlords must complete repairs as soon as reasonably practicable, while social landlords must generally complete repairs within 20 working days of commencement.
Prevent recurrence: Take reasonably practicable steps to ensure the property remains substantially free from damp and mould.
These deadlines represent the maximum permitted timescales. More urgent action may be required depending on the nature and severity of the problem.
Landlords are responsible for ensuring that necessary investigations, repairs and preventative measures are undertaken, even where these services are arranged through a letting agent or external contractor.

Professional installation - Our engineers install and position the sensors in suitable locations throughout the property.
System commissioning - We connect the devices, configure the monitoring system and check that environmental data is being received correctly.
Online dashboard access - Environmental readings, historical trends and risk indicators can be viewed remotely.
The sensors record environmental information at approximately 15-minute intervals, helping identify patterns of high humidity, poor ventilation and conditions associated with condensation and mould.

Rather than simply installing the monitoring system and leaving landlords to interpret the information themselves, our team provides ongoing oversight of environmental data and alerts to help identify potential problems before they become more serious.
